Types and options for skylight leak repair
Flashing failure
Skylights are surrounded by pieces of metal that overlap shingles in layers. When one piece lifts or the sealant fails, water gets behind it. This is the most common leak, and the fix is to rebuild the overlap properly, not to smear sealant over the gap.

Why does my skylight leak when it rains but not every time?
Because the gap usually opens only under certain conditions. Wind-driven rain pushes water uphill under a lifted flashing edge, while a straight-down shower does not. Snow packed against the frame, then melting, can find the same gap, so the leak seems to follow the weather's direction rather than the volume.

Find out whether it is a leak at all

Trace the water from the attic
